How to apply: step by step

1. Confirm eligibility first. Check in Virtual Pag-IBIG that you have at least 24 posted contributions and no defaulted Pag-IBIG loan.

2. Prepare the full document set from the checklist above. Incomplete submissions are the top cause of delays.

3. Start the application through Virtual Pag-IBIG (initial online application with uploads), at a Pag-IBIG branch, or through an accredited developer’s housing-loan desk. Keep your application/reference number and a complete copy of everything submitted.

4. Evaluation. Pag-IBIG verifies your membership, income and capacity to pay, credit background, and documents. Initial review with complete documents can take 17–20 working days.

5. Property appraisal. Pag-IBIG schedules an appraisal of the property — the appraised value directly affects how much you can borrow.

6. Notice of Approval (NOA). If approved, you receive the NOA stating your approved amount, rate, fixing period, and terms. Read the repricing terms carefully before signing anything.

7. Signing and registration. Sign the loan and mortgage documents; the mortgage is annotated on the title at the Registry of Deeds.

8. Release (takeout). Funds are released to the seller/developer (or in stages for construction). Your monthly amortization generally starts the month after takeout — pay per your promissory note schedule, not the application date.

Total timeline: roughly 1–3 months from complete submission to release; complex properties take longer.

Maximum: up to ₱10 million per borrower (raised from ₱6 million in August 2026), payable up to 30 years. The ceiling is not an entitlement — your approved amount depends on income, the property’s appraised value, and loan-to-value rules.

Check that you paid to the correct Housing Account Number (HAN) — Pag-IBIG warns that a wrong HAN can send your payment to a different account or block it entirely. If a payment is missing, duplicated, or misapplied, Pag-IBIG has a formal reconciliation/adjustment of payment process — file it in writing and keep copies.

Application stuck with no update. Beyond the 17–20 working-day initial review window, follow up with the branch handling your file, referencing your application number. Delays are commonly caused by incomplete documents or appraisal scheduling — ask specifically which item is pending.
